People often wonder: “Do I really need to get a home inspection when I purchase a home”? The answer is almost always “yes!” unless you are a professional contractor this is not something you want to skip or your home and family could get into some serious trouble.

 

During a home inspection your inspector with poke, prod, touch, smell and feel everything within the home to make sure it’s all in good working order.

Any items they find to be unsatisfactory will be compiled in a report and sent along to you after. Based on what your inspection contingency allows you and

Your agent will go through the list and decide if there are any items you want the seller to fix or provide you with a credit so you can do it after closing.

You will then negotiate the terms of the fixes and/or credits until all parties have reached a resolution.

If the findings of the inspection are far worse than something you want to deal with or you can’t come to a compromise then you can use your inspection contingency to void the contract and get your earnest money deposit back.
